What is a REIT?

A REIT is a trust registered with SEBI that owns finished, rent-paying property such as office parks, malls and business parks. It must pay out at least 90% of its distributable cash to unit holders. On 1 November 2026, 6 REITs were listed in India.

  • Units trade on the NSE and BSE like shares, and the price moves every trading day.
  • Most of the money comes from rent paid by tenants, so payouts follow occupancy and rents.
  • Payouts can be interest, dividend or repayment of capital, and each is taxed differently.
  • Most of a REIT's property must be finished and earning rent, not under construction.

How are REIT units traded in India?

Listed REIT units trade on the NSE and BSE through any demat and trading account, in the same way as shares. The trading lot is one unit.

Are small and medium REITs on this page?

No. SEBI allows small and medium REITs (SM REITs) for smaller pools of property. None has a row in the price data this page reads, so the page lists the 6 main-board REITs only.
